Autumn arrives quickly in Nottinghamshire. One week you are enjoying late summer sunshine, the next the leaves are down, the rain is horizontal, and every gutter on your street is being asked to work harder than it has in months.
For most Sutton-in-Ashfield homeowners, guttering is the part of the house nobody thinks about until water is running down the brickwork. That is a shame, because a short check now — while the weather is still on your side — is one of the cheapest bits of property maintenance you will ever do.
Left alone, a blocked or sagging gutter can lead to damp walls, rotten fascias, and a repair bill that dwarfs the cost of a simple clean or a small fix.
Here is what to look at before autumn properly sets in.
Start With the Leaves and Moss
The most common cause of guttering failure around here is not age — it is debris. Leaves, twigs, roof moss and grit wash into the gutter run, settle at the joints and gradually form a plug. Water then sits in the channel instead of moving towards the downpipe.
If you can see plant life growing out of your gutters, or a dark tidemark of silt along the inside edge, the system is already holding water it should not be. Older properties with mature trees nearby are the most at risk, and if your roof has any moss growth, expect a steady trickle of it into the gutter every time it rains.
Look For Sagging and Gaps Along the Run
Stand back from the house and look along the length of your guttering. It should sit in a clean, straight line with a slight, consistent fall towards the downpipe.
What you do not want to see is a dip in the middle of a run, a section pulling away from the fascia, or daylight visible between the gutter and the brickwork. Sagging usually means the brackets have loosened, or that the weight of trapped water and debris has pulled the system out of alignment.
When the fall is wrong, water pools rather than drains — and pooling water turns a minor issue into a structural one.
Check The Joints and Outlets for Leaks
Joints are where guttering tends to give up first. On PVC systems, the rubber seals perish over time; on older metal systems, joints corrode.
The easiest way to test is during or just after heavy rain. Walk the perimeter of the house and watch for water dripping from a joint, spilling over the front lip of the gutter, or running behind the gutter and down the fascia board. That last one is the most damaging and the easiest to miss, because the water is hidden behind the guttering itself.
Read the Walls Beneath
Your brickwork will tell you what your gutters have been doing all year. Look for green algae staining running vertically down the wall, dark damp patches beneath a particular section, blown or crumbling brick faces, and peeling paint on rendered surfaces.
Inside, keep an eye out for musty smells or damp patches on upstairs walls and around window reveals. Persistent overflow from a single point often shows up indoors long before anyone spots the cause outside.
Do Not Forget the Downpipes and the Ground
A clear gutter feeding a blocked downpipe solves nothing. Tap the length of the pipe — a dull, solid sound, while the rest rings hollow, usually means a blockage. Also check that the pipe is properly clipped to the wall and that the shoe at the base directs water into a gully rather than straight onto the ground.
Then look at where the water lands. Eroded soil, a permanently muddy patch or water pooling near the base of the wall means discharge is being dumped against your foundations rather than carried away.
Cracks, Rust and the Bigger Picture
Finally, assess the general condition of the system. Visible cracks, splits, holes or significant rust are signs that the guttering is nearing the end of its working life rather than simply needing attention.
Small holes, leaky joints and loose fasteners can usually be repaired.
Extensive damage, severe rust or multiple problem areas across different runs often make full replacement the more sensible investment. As a rough guide, PVC and aluminium guttering last 20 to 30 years with proper maintenance; steel lasts 20 to 50 years, depending on the coating; and copper lasts 50 years and beyond.
A Word on Ladders
We would rather you did not use ladders to inspect your guttering. Most of the checks featured in this article can be done from ground level with a decent pair of eyes, and the rest can wait for someone with the right equipment and insurance. Gutter work happens at height, over hard surfaces and often on damp ground. If something needs a closer look, it is time to call in the guttering professionals.

If your check has thrown up anything you are unsure about, it is far better to deal with it in September than in the middle of a January downpour. Winter adds a further complication: standing water in a blocked gutter can freeze, expand and split the very section that was previously only leaking.
